Dear Residents,
We are writing to share an important update regarding our upcoming annual dues for 2027. We wanted to share this news with you well ahead of our formal annual meeting in December to ensure everyone has sufficient time to plan and prepare for the upcoming year.
Effective 2027, annual dues will adjust from $575 to $625. Over the past couple of years, the Board has worked diligently to manage and cut expenses wherever possible, which allowed us to successfully hold our dues steady since our last increase for 2024. While we recognize that any cost increase is unwelcome, this adjustment is now necessary to keep pace with continued rising operational and vendor costs, inflation, and essential community maintenance.
To ensure we remain fiscal stewards of our community, the Board recently conducted a survey of neighboring communities in our area. Even with this $50 increase, our annual dues remain lower than the majority of comparable neighborhoods nearby, all while allowing us to maintain the standards, amenities, and upkeep our community expects.
What Your Dues Support:
To provide transparency, the majority of our community budget goes directly toward the following essential services
- Professional Management Fees: Covering our 3rd-party management company, which handles the day-to-day operations, financial administration, and vendor coordination for the neighborhood.
- Landscaping & Grounds Upkeep: Maintaining the appearance, safety, and health of our community common areas.
- Pool Maintenance & Operations: Ensuring our community pool remains clean, safe, and properly serviced throughout the season.
- Community Utilities: Covering the rising costs of water and electricity required for our common spaces, amenities, and irrigation.
- Reserve Fund Health: Ensuring we have funds set aside for long-term improvements and unexpected major repairs without having to resort to special assessments.
