Hi neighbors,
We are writing to share an update on the transition of our neighborhood from an HOA (Homeowners Association) to a POA (Property Owners Association), as well as the approval of leasing limitations.
We ask that you please read the below in full, as there have been changes to our governing documents.
This process has been underway for nearly two years following a homeowner vote at an annual meeting. Since then, the Board has worked diligently to ensure all residents had the opportunity to participate, ultimately collecting votes from nearly 90% of homeowners — an impressive milestone in a community of 158 homes.
While these are separate amendments, the POA designation was required in order for the leasing restrictions to be enforceable across all homes. Under the previous HOA structure, leasing restrictions would have applied only to those who voted in favor.
Both amendments required approval from at least 75% of homeowners, and we’re pleased to share that this threshold has been met.
Our neighborhood attorney has finalized and recorded these amendments, and they are now in effect. Attached below is a high-level summary of the key updates. The full documents are also available on our website or within TownSq for your review.
Leasing Requirement (Important): If you are eligible for Leasing under the Grandfathers clause, you must a copy of the active lease documents within 60 days from today to stay in compliance (see 11.02(a)(3)). We will upload the required Leasing Request forms for future requests to the website as soon as those are available.
If you have any questions after reviewing, please don’t hesitate to reach out to the Board at board.cghoa@gmail.com.
